Dean Obst is a Senior Vice President, Special Assets, of R4 Capital based in Los Angeles, California. He has more than 25 years of combined experience in LIHTC Asset Management, Transaction Management and Development.

Dean joined R4 Capital in 2025. Prior to joining R4, he was a Senior Vice President managing a distressed asset portfolio for a national affordable housing owner whose debt and LIHTC equity portfolio exceeded $5 billion and more than 100,000 multifamily units. Previously, Dean managed a regional asset management office for a national affordable housing syndicator. In addition, Dean was Director of Asset Management for a LIHTC developer focused on HUD and RD rehabilitations. He started his career working in asset management for several national affordable housing syndicators working extensively on HUD portfolios.

Dean is a Certified Credit Compliance Professional (C3P) and received his bachelor’s degree in business management from California State Polytechnic University Pomona.
