33 units, New Construction

Spenard PJ33 is the new-construction of a 33-unit mixed-use development in Anchorage, Alaska. Twenty units are restricted to renters earning up to 50% of Area Median Income (AMI), five units are restricted to renters earning up to 60% AMI and eight units are market-rate units without income restrictions, and all the units are one bedroom. Eight of the units are marketed to physically and/or mentally disabled individuals and four units are marketed to individuals experiencing chronic homelessness due to a preference requirement of the allocating agency. PJ33 consists of one, three-story, elevator-serviced building.

The ground floor offers 3,090 sf of commercial space and seven residential units, as well as storage lockers for each of the residents. In addition, there is a rooftop patio that serves as recreation space. 44 surface parking spaces are provided, 36 of which are available for the residents and guests, and 8 are available for commercial clients.

The equity raised from 9% federal Low Income Housing Tax Credits and energy and geothermal tax credits was provided by R4 Capital.
