The new-construction development of 3600 Spenard brought 33 one-bedroom residential units to Anchorage, Alaska. Twenty units within the three-story building are restricted to renters earning up to 50% of Area Median Income (AMI), five units are restricted to renters earning up to 60% AMI and eight units are market-rate without income restrictions. Eight of the units in this elevator-serviced complex are set aside for physically and/or mentally disabled individuals and four units are reserved for individuals experiencing chronic homelessness.

The ground floor of the mixed-use property offers 3,090 square feet of commercial space alongside seven residential units. Residents of the building also have access to individual storage lockers, which are located on the ground floor. A rooftop patio provides seasonal shared recreation space. There are 44 surface parking spaces, 36 of which are reserved for residents and guests, leaving eight available for commercial clients.

The equity raised from 9% federal Low Income Housing Tax Credits and energy and geothermal tax credits was provided by R4 Capital.
